You will find the views and sunrises from the beach are stunning, but the sunsets over the Guana Reserve are breathtaking! "Island Time" invites you to leave your worries behind, sink your toes in the sand, and feel the breezes!

When you arrive, the front door leads you up a staircase which opens into a large living area, welcoming friends and family. As you walk into the main living area you will find plenty of places to lounge! The home has an open floor plan with a shabby chic feel, oversized sofas and calming colors. The fireplace is for decorative purposes only. The room is large and shares space with the dining area that has seating for up to 6 and counter seating space for 3. The kitchen is fully stocked with everything you need to cook your favorite meal. It features stainless steel appliances and beautiful granite countertops. Right outside the dining area, large French doors open to a covered wrap around porch. You will find this is the perfect place to enjoy a cup of coffee as the sun rises over the ocean in the mornings, take an afternoon nap, and end the day with a glass of wine.

Down the hall, are two additional bedrooms. Each room has a king bed, their own televisions, and doors that lead to the wrap around porch. Guests in these bedrooms will share the full bathroom (shower stall) plus an extra vanity right outside the bathroom. The extra vanity makes it very convenient for everyone to get ready for a day spent in Historic Saint Augustine or for a night on the town!

On the third level is the master bedroom. It features a king bed with comfortable bedding and spa-like colors, private balcony, and large television. The master bath has a shower/tub combo. Your biggest dilemma will be to wake up with sun or to pull the shades to sleep in!

If you are looking to venture away from the beach, historic St. Augustine is just 15 minutes away. Here you will find countless restaurants, shops, and sight seeing. We have many great golf courses in the area, or you can rent a boat or jet-skis for some fun on the water. Cancellation Policy: When a reservation is made, refunds are made ONLY if the house becomes uninhabitable OR if you cancel 60 days prior of your check in date. If you cancel within 60 days of your check in, any funds that have been collected are non-refundable unless, we are able to rent the house again for the same dates and price. If a portion of the rental time is re-booked, a pro-rata refund will be made. All refunds due to renter-initiated cancellations are subject to a 5% administrative fee. We encourage you to obtain trip cancellation insurance. This can be made during the reservation process or several companies are listed on our web site under the "FAQ" tab.
Hurricane Policy: Hurricane refunds will be issued only if the National Weather Service orders a mandatory evacuation in our immediate area in St. John's County. When a mandatory evacuation order is given, we will refund (a) any unused portion of rent from a guest currently renting the house; (b) any unused portion of rent from a scheduled renter who wants to arrive after the hurricane order is lifted; or (c) any advance rents collected for a renter scheduled to arrive during the mandatory evacuation period. Any scheduled rentals after the hurricane are not subject to any refunds unless the house is uninhabitable. Any damages to the beach or surrounding area is not cause for a refund. It will be the owner/property manager discretion to offer any such refund.
Pandemic Clause: A refund will only be given if the Florida Governor bans short term rentals or if beach that the property sits on are closed. Any portion of days that the ban is in place will be given a refund. An administrative fee of 5% may be deducted from any refund.
