Each of the two master bedrooms lodges a king bed, and both have astounding views of the ocean. One master includes a full master bathroom with a luxury walk in shower and walk in closet. The other master shares a full hall bathroom with the third bedroom. A lovely third bedroom sleeps two soothingly on a queen size bed. Each bedroom has wall mounted, high definition, large, smart televisions. Designed to sleep 6, this retreat will be a memory to cherish.

The main floor boasts a gourmet kitchen, half bath, laundry room, family room, dining area, and ocean viewing area. The gourmet kitchen contains brand new stainless steel appliances, brand new gourmet pans, dishes, serving ware, and even a crockpot. A gourmet coffee maker with both a Keurig dispenser and regular carafe is provided. Beautiful new tile lines the entire main and third levels of the townhome. A laundry room houses a full size washer and dryer. Dining with seven or more is no problem here. A generous wooden table with Renovation Hardware style seating fills the dining area. Serve meals made from the gourmet kitchen which includes a five burner/warmer cooktop and convection/conventional oven.

A favorite area in the home is the viewing area. This area is surrounded with windows and houses two cozy wicker gliders and a table. You feel so close to the water in this area, almost like you're on a cruise ship! Relax here to watch the sunrise and sip your coffee or watch the moon rise and gaze upon the ocean~ absolutely incredible. The townhome is stocked with bedding, towels, beach towels and 6 beach chairs. The lower level contains a garage to park your car or store your kayaks and surfboards.

The balcony on the main floor houses bar style seating with table. The second level also includes a private balcony off both of the master bedrooms. Relax on Adirondack chairs on the private, newly built deck below. Shower off the sand with a private outdoor shower and hose next to the deck. So close to the ocean!

Directly on the beach but minutes to historic downtown St. Augustine~exactly 5.1 miles, about 13 minutes by car. TPC Sawgrass PGA Tour Golf Course is 34 minutes away. Publix shopping is 2.1 miles or a 3 minute drive. Amazing restaurants nearby include Caps on the Water, The Reef, Aunt Kate's, and Beaches. All very close!

Cancellation Policy: When a reservation is made, refunds are made ONLY if the house becomes uninhabitable OR if you cancel 60 days prior of your check in date. If you cancel within 60 days of your check in, any funds that have been collected are non-refundable unless, we are able to rent the house again for the same dates and price. If a portion of the rental time is re-booked, a pro-rata refund will be made. All refunds due to renter-initiated cancellations are subject to a 5% administrative fee. We encourage you to obtain trip cancellation insurance. This can be made during the reservation process or several companies are listed on our web site under the "FAQ" tab.
Hurricane Policy: Hurricane refunds will be issued only if the National Weather Service orders a mandatory evacuation in our immediate area in St. John's County. When a mandatory evacuation order is given, we will refund (a) any unused portion of rent from a guest currently renting the house; (b) any unused portion of rent from a scheduled renter who wants to arrive after the hurricane order is lifted; or (c) any advance rents collected for a renter scheduled to arrive during the mandatory evacuation period. Any scheduled rentals after the hurricane are not subject to any refunds unless the house is uninhabitable. Any damages to the beach or surrounding area is not cause for a refund. It will be the owner/property manager discretion to offer any such refund.
Pandemic Clause: A refund will only be given if the Florida Governor bans short term rentals or if beach that the property sits on are closed. Any portion of days that the ban is in place will be given a refund. An administrative fee of 5% may be deducted from any refund.
